THE PSN GROUP GETS THE GREEN LIGHT TO COMMISSION THE POLYANKA/44 MANSION COMPLEX07/03/2019
The PSN Group elite project has been commissioned, and in March 2019, the new owners will start picking up their keys to their apartments and penthouses. The total area of the complex is 51.3 thousand square meters.
The Polyanka/44 complex is located in the historic center of Moscow. The project consists of two historic and five modern mansions ranging 4 to 7 floors. The design respects the architecture and preserves the mansions’ original facades dating from the turn of the 20th century. At the same time, new floor plans have been designed for the apartments, and all utilities and elevators have been replaced and upgraded.
The project includes 189 apartments ranging from 50 to 300 square meters, which can be combined and redeveloped. The upper floors feature penthouses with panoramic terraces, which offer stunning views of the Cathedral of Christ the Savior, the Kremlin and Moscow’s historic center. In addition to residential and commercial real estate, the project includes a kindergarten with a capacity of 28 children and underground parking for 372 cars.
The grounds of Polyanka/44 are private and include an inner courtyard with an English garden covering 0.8 ha, with picturesque lounge areas and green alleys, creating an “oasis of calm” right in the center of the big city. A stream in the center of the garden adds to the atmosphere of country life.
Polyanka/44 is the recipient of the European Property Awards, Urban Awards, and also the WOW Awards. In 2018, the project took second place in the Architectural Heritage festival as one of the best examples of historic building restoration, and was also honored by the Department of Cultural Heritage of the City of Moscow in the Moscow Restoration competition.

“An interesting feature of the Polyanka/44 project is that we designed it five years ago, and even then we had to provide for such architectural and engineering solutions and technologies that will make the project trending even several years thence. We put together an international team to work on it. The architectural concept was designed by Aidan Potter, lead architect of the British bureau John McAslan + Partners. The creators of the landscape design are our partners from the Gillespies bureau (they also designed the landscaping at One Hyde Park in London), and the lobby interiors were designed by the Aedas bureau and Oleg Klodt Architecture & Design.”
