ABOUT THE PROJECT: The I’M premium-class residential quarter is located in a highly popular business cluster in Moscow’s center. The location is home to class A and B business centers (over 800 thousand sqm of office space), the international hotels Swissotel Krasnye Holmy and Marriot Court Yard, and the offices of major Russian and international companies, including Ernst & Young, Accenture, Deutsche Bank, Credit Europa Bank, HSBC Bank, Mitsubishi Corporation, Nissan Manufacturing, Cisco Systems, SAP, Nestle, Ancor, Castrol BP, SUN Group, Transaero, and many others. ARCHITECTURE: The architectural concept of the I’M residential quarter has been designed by leading British architects, the world-renowned David Walker Architects Ltd. This company is famous for its large portfolio of projects, located in the successful and popular London City district. Implemented projects include One Coleman Street, home of the offices of Legal and General, Riverbank House, the new headquarters of Man Group, with a floor area of 425,000 square feet, and The Heron residential skyscraper. David Walker Architects Ltd. is currently working on a large-scale project on the Thames embankment in collaboration with Norman Foster and Richard Rogers. When creating the concept for the I’M premium-class residential quarter, David Walker remained true to the uncluttered and the clean in the architecture, as inherent in new builds in London’s central districts. The quarter fits in well with the current of the region, with calm and comforting color schemes selected for the facades. The project also makes provision for covered pedestrian galleries, which connect the buildings’ entrance lobbies and enable residents to access any point in the quarter unhindered, whatever the weather. The architecture of the I’M residential quarter is supplemented by French windows and gracefully designed balcony railings.

INTERNAL SPACE: The I’M premium-class residential quarter has a large, 1-hectare internal space, which is not found that often in residential projects in the center of Moscow. The landscaping concept for the project’s internal space is being designed by Europe’s leading landscape architect Haiko Verhagen, who hails from the Netherlands. Haiko has worked in the design field for over 30 years and is famed for his welcoming and functional landscapes. Haiko’s largest project stretches over 200 ha, planning for residential and leisure area on the island of Muskö in Sweden. Haiko Verhagen is famous for his ability to integrate parking and garden zones into urban spaces. Haiko provisionally divides the internal space of the I’M premium-class residential quarter into several small parks. A separate recreation park for children and teenagers with a maze, swings and fitness equipment for open spaces, a park with perennial plants, decorative fruit trees, and a fountain. There is also a park with a large events area and with life-size chess in the center. Transport and pedestrian routes are separated in the I’M premium-class residential quarter, and provision is made for the principle of a car-free yard.

INFRASTRUCTURE AND SURROUNDINGS: The I’M premium-class residential quarter is located in a highly popular business cluster in Moscow’s center. Many bars and restaurants of the medium to high price tier, international hotels, class A and B business centers, business- and premium-class fitness centers, the Moscow International House of Music, the Moon Theater, a cinema, an Azbuka Vkusa food supermarket, and leading education institutions are all just a short walk away. Plus, the I’M premium-class residential quarter offers a well-developed infrastructure of its own. The list of on-site facilities will include a club-type lounge cafe for tenants and guests, a wellness center, a SPA, room and concierge service, a restaurant with delivery, and a catering service. The design also provides for a private kindergarten for 45 children, a 200-car underground parking garage and a 25-car surface parking lot for guests. The territory will be under 24-hour security surveillance.

TRANSPORT ACCESSIBILITY: The site is conveniently located between the city’s two thoroughfares — the Garden Ring Road and Derbenevskaya Embankment. The residential quarter is a walk away from the transportation hub comprising Paveletskaya Metro station and Paveletsky Railway Station for quick service to the city center, the suburbs, and Domodedovo Airport. Separated from Paveletsky Station with a string of residential buildings, I’M enjoys an atmosphere of home-like privacy in the very heart of the city. The property overlooks the Shluzovaya Embankment, covered by Moscow’s embankment redevelopment plan to create comfortable recreation zones for walking, running, and cycling.
