I'M RESIDENTIAL QUARTER OFFERS MOST AFFORDABLE APARTMENTS WITH A VIEW OF THE RIVERSIDE PROMENADE21/10/2016
Experts of the Est-a-Tet real estate investment company have prepared an overview of projects in the higher price range set on the first line of riverside promenades within the limits of so-called Old Moscow. Analysts have found that prices between properties with a view of the river and without it can differ by as much as 40% within the same property complex.
Notably, the I'M residential quarter has been recognized as the most budget-friendly in terms of both flats and apartments with a riverside view, with a 37.95 sqm flat available for RUB 15.5 million, and a 38.62 sqm apartment sold for RUB 12.2 million.

“An apartment with a riverside view or an exit to a riverside promenade is a rare product that enjoys high demand. Even in the capital city with its fairly large volume of offers in the elite and premium segments, there are quite few projects set on the riverside promenade of the Moskva River. We did our best to create a riverside view for as many apartments in our elite I'M project as possible.”
Est-a-Tet analysts examined a total of 10 new construction projects with a combined offering of 71,400 sqm, or 534 lots. The average weighted price of the offer in the project covered by the survey is RUB 634,200 per sqm, and the average budget of a purchase is RUB 84 million.
It will be recalled that the I'M elite residential quarter is located on the Shliuzovaya Promenade within walking distance of the Garden Ring Road. The project offers both flats and apartments. Prices per sqm in the residential quarter increased by 15% in the space of one year.
